The project is an iconic mixed-use high rise residential tower located in, Qatar, designed to reflect modern luxury living within the heart of a rapidly developing waterfront district. Rising to a height of approximately 112 meters, the development integrates premium residential units with podium-level amenities and retail facilities, offering residents an elevated lifestyle experience.

Key Features:

  • 30-storey mixed-use tower (1 Basement + Ground + 3 Podiums + 26 Residential Floors).
  • Total built-up area of approximately 43,800 sq.m.
  • Residential mix comprising 1-, 2-, and 3-bedroom apartments designed with functional layouts and premium finishes.
  • Retail spaces integrated at the ground and podium levels for added convenience.
  • Parking facilities accommodating over 400 vehicles across basement and podium levels.
  • Sustainable design approach aligned with GSAS 3-Star environmental standards.
  • Elegant façade treatments and efficient core layouts optimized for natural lighting and ventilation.

JEC Scope:
As the Mechanical Consultant, JEC Design Consultants is responsible for the full mechanical design scope, including:

  • HVAC System Design – central air-conditioning system ensuring energy efficiency and thermal comfort across all zones.
  • Plumbing and Drainage Systems – design of domestic water supply, water storage, and sanitary drainage systems in compliance with Qatar Construction Specifications (QCS) and local authority standards.
  • Fire Protection Systems – design of firefighting networks and equipment as per QCDD and NFPA requirements.
  • Coordination with Sustainability and GSAS Parameters – ensuring optimized mechanical performance contributing to energy conservation.
  • Integration with Building Management System (BMS) for monitoring and control of mechanical services.
  • Close coordination with the architectural and structural teams to achieve a high-performance, sustainable, and functional residential development.
